We all have to start out as an inexperienced "rookie" in our early days, just as we all encounter & hire the services of "rookies" quite often. The question you need to ask yourself; however, is hiring a "rookie" to inspect a huge investment such as a home really what you want to do? Start by verifying credentials, and start by verifying mine! Experience is What you Need. It is important to find not only a Florida licensed inspector, but much more critical, a Certified ASHI Inspector, ICC R5 code certified (see verification link below). We are COMPLETELY INDEPENDENT!!! In fact, well over 95% of all inspectors rely on real estate agents for early all of their business! We do NOT even walk into real estate offices, ever! You need a totally independent inspector...someone who will, without any hesitation whatsoever, tell you what you need to know about the home. You need an independent inspector with extensive experience in the area, someone who is aware of the sometimes-unique building and remodeling practices found in Florida. This is especially true in structures built here in the 50's, 60's, and 70's. Quite often they have been remodeled over the years by the homeowners themselves, by "Handy Men" (un-licensed contractors), or otherwise had significant work done without required permits. We see many examples of room additions that started out as patios, carports or garages, altered to become enclosed "Florida Rooms", bedrooms, bathrooms or other full "liveable" room space. In many cases it was discovered that there was no consideration regarding foundations, roof support, slab thickness, electrical needs, insulation or flashing details. Concrete slabs of patios, carports and garages are never the same elevation as the existing structure foundation, which usually results in water intrusion when recognized construction practices are not followed...and they often are not. In recent decades, the supply & demand imbalance of knowledgeable construction workers in Florida has resulted in significant problems with improperly installed siding and roof flashings. Resulting water intrusion and deterioration may not become apparent for quite some time, which is why you should choose only an ASHI Certified Inspector who is also Certified by the International Code Council (ICC) in Building Structural, Electrical, Mechanical and Plumbing.
Be aware of unscrupulous Inspectors advertising that their home inspection reports "meet or exceed all ASHI and FABI standards of practice" even though they aren't qualified to make this statement. What they don't tell you is that they are not actually Certified by these highly regarded home inspection organizations. These same "so-called home inspectors" often mention being a member of the International Code Council, and put the ICC logo on their web sites, even though in most cases, they have no certifications whatsoever. Fact is that anyone can become a member of the ICC simply by mailing in a check. Verify Certifications! Also be aware that with most multi-inspector (high-volume, quick inspection) companies, the owner is sometimes ASHI certified, but what you want & need to know is the certifications & qualifications of each and every home inspector involved with inspecting your home...often the biggest investment of your life. How Long Does a Thorough Inspection Last? - Our full inspections in Pasco, Pinellas, Hillsborough and Hernando counties generally last 3 to 4 hours, though often much more for larger, complex stuctures. Our inspections take a little longer than many within the industry; however, Buyer's Choice believes that our clients deserve the extraordinary attention to detail that our inspectors provide at every inspection. We strongly encourage all of our clients to accompany us during the inspection. You should feel free to ask the inspector any questions you may have during the examination process. The inspector will point out problems and explain them to you. The inspector will also show you the good points of the house as well. Scheduling Your Home Inspection - Pasco, Pinellas, Hernando and Hillsborough county home buyers are often limited from 5 to 10 days to get a home inspection. We highly recommend that you schedule it as quickly as possible. Often times you may need to obtain quotes or bids from specialized contractors as a result of our findings. This will also take additional time, so don't put yourself in a situation of having to rush, which is never a good idea. Because timeliness is important, we can usually schedule your real estate inspection within 5 to 7 days of your call, but if you were to wait several days after the effective date of your contract, you may find it very difficult to find a "top tier inspector". We perform home inspections 7 days a week when necessary, but last minute inspection requests are sometimes impossible to accommodate.
